Historic Dandridge

If your property is within the Dandridge Historic District, the Town’s Historic District Design Guidelines explain how the Dandridge Historic Planning Commission (HPC) reviews exterior work to help preserve the overall appearance and historic character of the district.

The guidelines cover common project types—preservation/rehabilitation, changes to site features, new construction/infill, and demolition—and they note that work not addressed in the manual is generally not allowed without HPC approval. Before starting exterior changes, owners are required to obtain a Certificate of Appropriateness (COA); the document explains that no exterior feature should be altered, added, relocated, or demolished until the COA application is approved. The process described includes coordinating first with Town staff, submitting a request form with supporting documentation (such as photos and plans), meeting timing expectations (submitted in advance of the HPC meeting), and appearing before the Commission to present the request—after which an approved COA is issued and then the building permit process can move forward.
